How a cash sale works

J.R.Heller buys houses directly in Lancaster, York, Lebanon, Dauphin, and Berks counties. There is no listing, no sign, and no series of showings.

1. Tell us about the property

Start with the address, your name, and a phone number. Email is optional. On the next page we ask about condition, timing, and who is living there. The contact checkbox is separate, unchecked, and not required.

2. We follow up with a written offer

We look at the house as it is. You do not have to repair it first. Leave Unwanted Items Behind. If tenants are living there, Sell With Tenants in Place. The offer states the price in writing.

3. You choose what happens next

You can accept and pick a closing date, or you can say no. We can say no too. Nothing is final until there is a signed agreement. A title company handles the paperwork for a closing. Read the offer before you sign.
